Subhakar Yalamanchili joined CNC Investments, Ltd. as Director of Construction and Rehabilitation in January of 1993, where he plays an instrumental role as a member of the acquisition team, while directing and overseeing all aspects of construction, rehabilitation, and Rehabilitation of existing and newly acquired properties.

Utilizing our in-house, full-service construction and Rehabilitation department, and staff of highly skilled electricians, plumbers, craftsmen, and project supervisors, Rehabilitation and remodeling of entire projects, and/or individual property units can be scheduled and completed on-time and within budget. With the development and implementation of scheduled maintenance, and preventative maintenance programs, we have significantly reduced equipment downtime, and the need for equipment replacement and/or costly repairs.

The overall objective of our acquisitions is to purchase properties as a long-term investment opportunity, with primary focus on undervalued properties in need of moderate Rehabilitation. Therefore, once the Rehabilitations are completed the property value increases in terms of a capital asset, while maximizing income revenues through increases in rental rates. Much like that of a general contractor, we are able to reduce and control Rehabilitation costs by buying construction materials, equipment, and supplies through corporate approved vendors and suppliers at the local, State, and National levels, while taking full advantage of prices and discounts that are customarily awarded the general contractor.

Our construction, rehabilitation, and Rehabilitation experience and expertise includes all aspects of interior and exterior wood replacement, replacement of trusses, roof repair and/or replacement, exterior and interior painting, drywall, electrical wiring, concrete foundation repair, staircases and steps, decking, stucco replacement, resurfacing of parking lots and tennis courts, perimeter fencing, room and unit conversions, and construction of club houses, senior citizen facilities, and limited access gates.

CNC Investments, Ltd. has completed over fifty rehabilitation and Rehabilitation projects since 1993, for a cost in excess of $84 million. In addition, we negotiate all subcontractor work on individual properties operated as a separate entity, and serve in the capacity of consultant or coordinator to eliminate general contractor fees while passing the savings on to our investors.
